CareDoc, which operates senior residential and care services, announced on the 2nd that it has secured 69.4 billion won in new real estate project financing (PF) for the establishment of its senior housing "Nursing Home Premio."
Founded in 2018, CareDoc provides services covering the entire senior life cycle, including senior housing, care and nursing matching, and home care. The cumulative PF amount raised by CareDoc under the Premio brand has surpassed 100 billion won, including 31 billion won for the "CareHome Premio Suwon" project in October of last year.
A CareDoc official stated, "This is the largest investment amount and the first case for a single brand in the senior housing PF sector in Korea," adding, "It also represents the scale of a medium-to-large project by general business standards."
The PF was jointly led as financial managers by Hana Securities and Samsung Securities, with Kyobo Asset Trust participating in asset management. Previously, the company signed a pre-sale contract with Centerpiece Asset Management's REF (real estate fund), securing a capital recovery structure.
The projects targeted through this PF are two Nursing Home Premio branches to be built in Anyang and Namyangju. The Anyang branch will be developed with 2 basement floors and 4 above-ground floors, covering a total floor area of 7,445 square meters, while the Namyangju branch will feature 1 basement floor and 4 above-ground floors, with a total floor area of 8,866 square meters.
Development is being jointly undertaken by Nursing Home Premio Anyang Namyangju No. 1 and Newcon A.M.C. as the joint development companies, with Hansol Paper handling construction for both branches. Subsequently, Kyobo Asset Trust will take on the trust role to manage the project until the end of development.
CareDoc and its business partners are also preparing to establish an SPC (special purpose vehicle) responsible for ownership and operation. CareDoc's senior housing operations specialist, "Care Operation," will participate as the operating PM, building the overall operational system, including facility opening preparation, establishment of operation manuals and management programs, and integrated marketing support.
CareDoc Premio is a second-generation premium model upgraded from the existing residential brand "CareDoc CareHome" series. It offers two types—residential CareHome Premio and nursing Nursing Home Premio—allowing selection based on the stage of care needed, with all rooms configured as single or double occupancy.
The spatial design and composition apply the "Senior Housing Design Guide LINE" developed by the CareDoc Senior Housing Design Institute. Based on IoT (Internet of Things) technology and healthcare solutions, it provides senior-specialized interiors, furniture, and landscaping, while also expanding ancillary spaces and securing care personnel.
